

What can be Developed within Carillo’s Zoning Plan?

A zoning plan is a set of rules and guidelines established by a local or regional authority to organize and regulate land use and urban development in a specific area. The plan defines the zones within a given area and determines what types of activities can be carried out in each one (such as residential, commercial, industrial, recreational, etc.), as well as the specific conditions for construction, infrastructure, and services. This includes aspects such as building density, maximum building height, mandatory setbacks or margins, and the use of green spaces, among others.
The primary objective of Carrillo’s zoning plan is to guide sustainable development while preserving the area’s natural beauty.
The uses of land classification by the zoning plan are as follows:
- TOURIST DEVELOPMENT ZONE, which is divided into: Core area for tourist attractions and planned area for tourist development.
- AREA PLANNED FOR TOURIST DEVELOPMENT: These are areas designated for the development of tourist businesses such as lodging and restaurants, with medium and low densities.
- MIXED ZONE COMPOSED OF MIXED AREA FOR TOURISM AND THE COMMUNITY: Development in these areas must allow for the integration of existing community areas (housing and public facilities) and small businesses into future development.
- ZONE FOR THE COMMUNITY: Areas where public and commercial facilities for local residents must be preserved. This includes the provision of public services, security, recreation, and other related services necessary for the functioning of local towns or communities.
- OTHER ZONE WHICH CORRESPONDS TO: Area designated for cooperatives, roadways, future development and protection zones.
